Springfield Lakes Property Market Continues to Surpass Previous Records

Despite the pandemic’s impact on many property markets, April 2021 to March 2022 has been quite a lucrative period for many investors in the Springfield Lakes property market, where home values have continued to surpass previous records.

Figures from Property Market Updates for the period of April 2021 to March 2022 show that house prices in Springfield Lakes tracked a robust growth at 27.68 per cent. Home values have risen to a $565,000 median price compared to $442,500 last year.

Some 671 homes were sold for this period within an average of 23 days, reflecting a busy and active market. Four-bedroom homes were very popular with investors, accounting for 435 completed transactions.

On the other hand, unit prices for Springfield Lakes have tracked a slow but steady pace from  April 2021 to March 2022.  The median price for apartments is now at $442,900 with just a fragment of growth at 2.07 per cent compared to the previous period.

Only 119 units were acquired during this period, which was up the market for an average of 46 days. Because of the minimal price difference between houses and units, buyers are more likely to invest in a house than live in an apartment. Unit dwellers wouldn’t be hard-pressed to upgrade as well.

Springfield Lakes Property Market Post-Flooding

Despite the devastating February 2022 floods, impacted suburbs in Brisbane have shown high resilience. It took Springfield Lakes and other Brisbane suburbs three years to recover from the 2011 flooding, amidst the dwindling confidence in the market. 

However, more growth is projected in the next few months after the 2022 flooding. In fact, Springfield Lakes’ property market grew to 31 per cent between 2011 and 2022. The suburb continues to attract investors due to its growth potential.

Suburbs all across Brisbane haven’t seen a decrease in house prices for over a year, despite the calamity. Industry experts forecast a continuation of the favourable conditions smaller Australian cities have enjoyed due to affordability, heightened demand but low stock, and interstate migration. 

The growth will be supported by heaps of infrastructure projects in the coming years leading up to the 2032 Brisbane Olympics. The $1.8 billion South East Queensland City Deal will usher in the construction of a handful of train stations in residential growth areas in Springfield and Ipswich.

Springfield Lakes Posts 20% Median Growth, Maintains Momentum

With heaps of new infrastructure projects and ongoing developments, including attractive housing for small to large families, Springfield Lakes has exhibited steady, sustained median growth of 20 per cent year-on-year as of the end of 2021.

From January 2021 to December 2021, Springfield Lakes gained commendable momentum with a 21.61 per cent growth compared to last year, according to figures from Property Market Updates. The median house price for this suburb has reached the half-million mark at $529,000, up from $435,000.

House listings showed brisk and encouraging activity at an average of 29 days on market with 616 homes sold during this period. Most buyers have been quick to close deals for four-bedroom homes but a six-bedroom property was snapped up with the highest price at $1,315,000. 


Whilst the general housing market is expected to slow down, Springfield Lakes is projected to enjoy substantial growth in 2022, offering more opportunities for smart investors. House prices in this suburb are still accessible to many families as well, especially for those looking to reside away from the city. Surrounded by parks, schools and booming small businesses, Springfield Lakes provides the perfect lifestyle for those who relish in the outdoors.

The unit price for apartments or semi-attached properties in Springfield Lakes has also exhibited an uptick of 17.26 per cent from January 2021 to December 2021, with the median unit price at $440,900 by year end.

Market listings, however, stayed an average of 58 days on market, with 127 properties sold for this period. Three-bedroom apartments had the most transactions.

Brisbane’s property market generally shows a wider gap between house and unit prices, making it harder for investors to upgrade. However, in Springfield Lakes opportunities to step up are still attainable with the small difference in prices between an apartment and a detached house.

Springfield Lakes Property Market Carry On With its Fast-Paced Growth

The rapid growth and increasing number of infrastructure projects in Springfield Lakes have given first-home buyers more options to become property owners. Data from Property Market Updates shows Springfield Lakes pulling a 13.95 per cent house price growth for the period of October 2020 to September 2021, with the median house price nearly reaching the half-million mark at $490,000.

For this period, 509 houses were sold within an average of 38 days on the market and more than half of the sales have been for four-bedroom houses. Springfield Lakes buyers get more bang for their buck as most of the houses are still within reach of a single-income earner eager to invest in a property.



Springfield Lakes Unit Price Growth

The unit market in Springfield Lakes is as equally attractive as the housing market with a 16.99 per cent growth from October 2020 to September 2021. The unit median price is nearly the same as the house median price at $439,000.

However, unlike house sales, there were just 110 units sold for this period within 68 days of listing on the market. Most unit buyers have preferred to acquire three-bedroom properties in luxury property developments, with some seeking investor-type apartments for future income incentives.

Springfield Lakes Residents Still Awaiting Repairs a Year After Halloween Hailstorm

Communities in Springfield Lakes and Ipswich are still rebuilding their homes — and putting their lives back together more than one year after a Halloween hailstorm battered and extensively damaged properties.



According to the Insurance Council of Australia (ICA), the catastrophe following the October 2020 hailstorm incurred more than $1.08 billion in damages and 44,000 claims, whilst 12 per cent or about 5,300 claims have yet to be finalised as of 31 October 2021. 

Whilst property owners and insurers have had regular one-on-one consultations, through the help of ICA, the process of rebuilding has been marred by other challenges such as shortages in supplies of tiles and timber, the COVID-19 restrictions for constructions and movement of key personnels, and the availability of tradies.

“Recovery from the Halloween hailstorm has involved some challenges as it was the first major event to occur in a COVID-19 environment.  As a result, some delays to repairs have occurred due to a shortage of appropriately licensed tradespeople and materials,” per the Queensland Reconstruction Authority (QRA).  The QRA has been assisting residents through the Disaster Recovery Funding Arrangements (DRFA).

In September 2021, the Ipswich City Council received data from the QRA citing an 86 per cent completed reconstruction. However, more than 20 houses still have severe damage whilst more than 200 still have minor or moderate damage.

Andrew Hall, the Insurance Council of Australia CEO, acknowledged that some homes have remained unlivable one year after the Halloween hailstorm but he also said that the insurers have been working hard and catching up on completing the claims. 

Meanwhile, residents who have been displaced have been moving from one apartment or house several miles away from their homes. Some need to regularly drive back to Springfield Lakes, from their temporary residences, to check if the damages have not deteriorated further, especially when there are cyclones and flooding forecasts in the area. 

Locals also expressed experiencing panic attacks or fear of buildings collapsing during bad weather. Since the Halloween hailstorm, every announcement of a severe storm warning has triggered stress and worries. 



Apart from creating a task force to help residents go through the process of claims, Ipswich City Council has also tapped different groups with established mental health and resiliency programs for the community, especially the children.

Affordable Growth: Springfield Lakes An Attractive Option for Young Families

Rising median house prices have made properties in Brisbane’s inner-ring suburbs quite unreachable for many first-home buyers and many locals even complain that they’re being priced out of their own suburb. This has fueled interest in other areas, such as Springfield Lakes and other suburbs outside Brisbane that show growth but are considered more affordable.



Data from Property Market Updates revealed that from July 2020 to June 2021, 399 properties were sold in Springfield Lakes, driving an 8.69 percent growth, with median house price currently sitting at $456,512, well on its way to the half-million mark.

Most house listings in Springfield Lakes stayed an average of 51 days on market. The highest sale within this 12-month period was a six-bedroom, 748-square metre dwelling on Falcon Circuit for $930,000, which was positioned on a prime lakefront spot that offered the best views.

With rising interest in the suburb, industry observers have been seeing higher capital gains in Springfield Lakes in 2021, versus the growth that the suburb has shown from 2018 to 2020.

Unit Price Growth

The unit property market in Springfield Lakes shows slightly more robust growth than the housing market, with 9.28 percent up-tick over last year and a median unit price of $422,900. Stirred by the rise in job demands in Springfield Lakes, many first home-buyers (FHB) make apartment-hunting for a suitable living space their first stop.  

Similar to the housing market, unit performance is on the rise, in much more dramatic fashion versus the housing market, with unit median prices showing a distinct upward trend from July 2018 to June 2021.

Unit listings take an average of 60 days on the market, almost at the same pace as the housing market. First-home buyers are getting some tight competition from seasoned investors looking for longer capital gains on their apartment properties but stocks are lower with just 34 unit properties sold within the 12-month period.

Springfield Lakes, Springfield, Springfield Central and other suburbs in the 4300 post code, namely Augustine Heights, Bellbird Park, Brookwater, Camira, Carole Park, Gailes, and Goodna are catching the eye of first-home buyers, with their mix of affordable dwellings, accessibility, and job opportunities.

Expert Sleep Technicians From Springfield Lakes Presents New Portable Sleep Diagnosis

Sleep Study Brisbane, a group of expert sleep technicians from Springfield Lakes, has partnered with sleep specialists in Brisbane and NSW to launch a portable sleeping apnea diagnosis, allowing an entire sleep study to occur in the patient’s home.

With the new sleep study testing service, patients will be allowed to bring Sleep Testing and CPAP Therapy to their homes, where they are relaxed, and able to get all their questions about sleep disorders answered.                                                                                   

What Is CPAP Therapy?

A CPAP (continuous positive airway pressure) machine is prescribed by a Sleep or Respiratory Specialist.  CPAP is used in providing air pressure to keep your airway open and so avoid sleep disturbances. 

The CPAP works by gently blowing air into the throat to improve the flow of air into the airways.  It uses a special mask fitted over your nose and mouth into which air is blown at a certain pressure. This pressure is set so it would be just enough to prevent sleep apnea.

Home Sleep Study

A sleep study is performed to identify sleep disorders such as obstructive sleep apnea, which happens because of an obstruction in the throat during sleep; and central sleep apnea, caused by a delay in the signal from the brain to the lungs.

Until recently, patients had no choice but to get the test done in a hospital or in a sleep laboratory where they go to sleep attached to a Polysomnograph (PSG) Machine set up on a bedside table in one of their rooms.

A home sleep study, also known as a polysomnogram, is an overnight test performed on a person while they are asleep to identify the real cause of their sleep problems.  It tracks the patient’s sleep pattern, breathing, oxygen level, heart rate and rhythm, body position and movements, and airway muscle tone.

“During our home sleep study, Brisbane-based technicians come to your home to attach the PSG onto you. If you are able to go for a drive and want to pay a lesser co-payment, you can come to our clinic to get the PSG attached to you,” said Sleep Study Brisbane.

“You can sleep in your own bed and have your sleep study in complete privacy and comfort. If however, you may have other more serious conditions, the GP may refer you to have the sleep test completed in a monitored environment like a sleep lab or hospital,” they added.

Sleep Study Brisbane offers a Medicare Rebate for the home sleep study. Those who wish to take advantage of the rebate would need a signed referral form from their GP. Springfield Lakes Shopping Village Childcare Centre Development Lodged

Plans to build a new childcare centre have been lodged by Lead Childcare Pty Ltd, following news of the approval of the upcoming Springfield Lakes Shopping Village. If approved, the childcare facility will be built next to the planned retail site.



Situated on Grande Avenue, the childcare centre will allow for 130 kids with 11 rooms for babies, toddlers and pre-kindy children. The facility will also include a pool, an art studio, and areas for outdoor play, as well as a section for 46 car park spaces.

Ipswich City Council received the development application (11413/2021/ADP) in June 2021. However, Council is still assessing the proposal and informed the developers of issues surrounding the pool and art studio.

“Demonstrate that the proposed pool and art studio are not to be open to the general public and are regarded as ancillary uses to the primary proposed use of the site for a Child Care Centre, rather than additional uses,” the Council stated.

Meanwhile, Council approved the plans for the Springfield Lakes Shopping Village (2886/2018/ADP) after three years of assessment. 

In April 2021, Taree Property Pty Ltd and Coles Group Property Developments Limited, the developers behind the shopping village, were able to settle some disputes regarding the decision notice. When the development application was first filed in 2018, the developers indicated plans for a childcare facility but this was not included in the amendments.



Springfield Lakes Shopping Village, covering 2.396 hectares from 1 to 15 Grande Avenue, will be built over two stages beginning with the construction of the shopping centre and the automatic car wash and dog wash facility. The car wash will have a 10-car capacity on queue whilst the shopping centre will include 214 car parking areas. 

The second stage includes plans for a service station with a car repair centre and 26 car parks. The developers did not indicate which stage will cover the construction of the childcare centre.

Springfield Lakes Experiencing GP Shortage Amid a Population Boom

GP clinics in Springfield Lakes have started turning down requests for appointments of residents due to the shortage of doctors in the area. The problem expected to continue as the region west of Brisbane goes through a population boom unless measures are undertaken to reduce the backlog.



By 2041, the Ipswich region could have more than 550,000 residents, up from 226,857 in 2020, as it is the fastest-growing city in Queensland. However, residents have been raising concerns over the lack of essential services as more families move into housing developments, especially in the Springfield Lakes area, which has been touted as a family-oriented location. 

As it is, families have to leave Springfield Lakes to see a GP because clinics in their own suburb are all booked well in advance. 

According to Dr Maria Boulton of the chairperson of Australian Medical Association Queensland, GP shortage is not just a problem in Springfield Lakes but also across the region. She cited that Gold Coast doctors are pressed to see 30 percent more patients on a daily basis to do away with backlogs.

Despite the effort to see more patients, GP clinics continue to be booked out, especially for patients seeking support for mental health. In Brisbane, a three to six months waitlist with a psychiatrist is becoming more common, Dr Boulton said. 

The GP also revealed that her clinic in Brisbane’s northside has been busier than ever despite adding three new doctors. She believes the solution is to get more support and funding from the government for general practice. 

The Federal Government has committed $1.8 billion for primary healthcare for the 2021-2022 financial year, where $65 million will go to tackling GP shortages in regional areas. It’s still unclear, however, if Springfield Lakes will benefit from this budget. 

Moey’s Butcher & Grill: Largest Range of Quality Meat Opens in Springfield Lakes

Did you know that there’s a new butcher shop with an adjacent dining area on Springfield Lakes Boulevard? Moey’s Butcher & Grill is the newest business on the block, opening the butcher section of its operations in mid-April. It will soon launch its grill section as the eatery completes the menu.

Owner Moey Altaaf Sharif has been pleased with the community’s response following the launch of Moey’s butcher. He revealed that the grill will open as they get their meat shop running smoothly.



The butcher has been serving Springfield Lakes locals daily from 9:00 a.m. to 6:00 p.m. but once the restaurant starts trading, the meat shop will extend its opening hours to 9:00 p.m. 

Customers have also been asking Moey’s butcher to come up with a delivery system and it’s under consideration. However, Moey said that they would “prefer interacting with our customers face to face so we can recommend the best cuts and have a chat.” 

Moey’s also stocks up on supplies for the 15 variants of Lanes seasonings and rubs. 

“Lanes do not contain any animal products, just pure spices to enhance your meat to the next level!” Moey said. 

The butcher shop sources their products from Australia’s best producers, delivering tender and juicy cuts.

“We only sell the best Beef from Australia’s most exclusive export producers.”

Meanwhile, Moey’s restaurant will be serving burgers (both meat and plant-based), steaks and steak sandwich, wraps and rolls, charcoal-grilled meats and veggies, and an abundance of side orders, including Turkish bread and dips. They’ll also offer Baklava with ice cream for dessert lovers.

Assessment Ongoing for Hailstorm-Damaged Homes in Springfield Lakes, Ipswich

The State Government is currently conducting an assessment of hailstorm-damaged homes in Springfield Lakes, Ipswich and Logan, more than three months after a severe hailstorm struck Queensland in October 2020.

State Member for Jordan Charis Mullen MP issued a reminder to residents that assessors will be making the rounds, whilst observing COVID-19 safety guidelines, across 1,795 properties to collect information for insurance purposes, inspect structural damage, as well as check the water and electricity accessibility. 



“They will be accompanied by officers from the Department of Communities (Thriving Communities Qld) who will be checking on individuals’ welfare and providing information and assistance on community and government services available to assist,” Ms Mullen said. 

“If they miss you during their visits, they will be leaving calling cards in your mailbox. Alternatively, you will be able to call the Community Recovery Hotline on 1800 173 349 where you are able to discuss your individual concerns.”

Reports stated that more than 26,000 insurance claims have been filed with local companies as the hailstorm caused over $300 million in damages. Tradies have been hard at work but many homes remain unrepaired due to a shortage of workers and problems with their insurers.

A few residents were forced to relocate and rent a new house near until the repairs are completed, adding more challenges to their daily activities and routines.
