The latest release includes six blocks overlooking the Brookwater Golf & Country Club course, with two of the largest measuring 1,215sqm and 1,356sqm. Those two flagship lots are priced from $2.2 million.

The release comes as Brookwater marks the 25th anniversary of its Greg Norman-designed championship golf course and follows more than two decades of residential development across the community.

Springfield City Group said the latest release is among the final opportunities to secure residential land directly fronting the Brookwater golf course.

The developer has also pointed to the change in golf-front land values since the early stages of Brookwater, saying prices have risen from about $160,000 in 2001 to more than $2 million today.

The figures were provided by Springfield City Group as an indication of how golf-front land values have changed over the past 25 years. The current release states that the two flagship lots are priced from $2.2 million, rather than giving a $2.2 million starting price for all six homesites.

The blocks are being offered as large-format homesites, with the developer highlighting their direct frontage to the championship course and their location within an established residential community.

Brookwater forms part of the broader Springfield City masterplanned area. The wider Springfield area includes transport, education, healthcare, retail and commercial infrastructure, including Springfield Central railway station, the University of Southern Queensland and Mater Hospital Springfield.

Springfield City Group founder and chairman Maha Sinnathamby said Brookwater’s performance reflected what he described as the results of long-term city building.

“Brookwater is one of the clearest examples in Australia of what can be achieved through patient and visionary city building,” he said.

The latest release also comes amid tighter availability of premium residential land across Southeast Queensland, according to Springfield City Group.

Brookwater Residential head of sales and marketing Hayley Wighton said demand was continuing for established communities offering lifestyle, amenity and large-format land.

“The market is responding strongly to quality assets that cannot be readily replicated,” she said.

She said there were few remaining opportunities in Southeast Queensland to secure more than 1,000sqm of level land with direct golf-course frontage within an established community.

Earlier in Brookwater’s property history, a golf-front home on an 1,100sqm block recorded a $2 million sale, according to Springfield City Group. The six homesites now being released include two larger lots priced from $2.2 million, providing another indication of the price range being sought for premium golf-front land.

Their release comes as Brookwater reaches its 25-year milestone and Springfield City Group describes the offering as part of the final chapter for golf-front residential development within Springfield City. The release also highlights the change in golf-front land values since 2001, when Springfield City Group says comparable land was valued at about $160,000.
